When am I charged?
At secure checkout inside the calendar — you'll see the full itemized total (nights, cleaning, taxes, any pet fee or pool heat) before you confirm.
How does check-in work?
Self check-in with a smart lock at a gated resort — check-in 4 PM, check-out 10 AM. Your door code, gate access, and resort amenity QR code all arrive before arrival day.
Where exactly is the villa?
4806 Kings Castle Circle, Kissimmee, FL 34746 — inside gated Storey Lake Resort, about 15 minutes to Disney World and 20 to Universal and Epic Universe.
Are pets allowed?
Yes — up to 2 potty-trained dogs, $200 pet fee per stay. Off beds and furniture, never left alone uncrated, leashed on resort grounds. Service animals always welcome, no fee.
What is the cancellation policy?
Free cancellation for 48 hours after booking when your check-in is at least 14 days away. After that: full refund up to 30 days before check-in, 50% between 30 and 14 days, and non-refundable inside 14 days — but if your dates re-book, we refund what we recover. For total peace of mind, trip insurance is a good idea for any big group trip.
Is there a minimum stay or age?
Two nights minimum year-round (holiday weeks can run longer — the calendar shows the true minimum), and the person booking must be 25 or older and staying at the home.
